Narrabeen sits between the ocean and Narrabeen Lagoon, and most homes here deal with salt air, sea breezes and strong afternoon sun. Housing is a mix of beachside apartment blocks, older fibro and weatherboard cottages, and newer rendered homes that have replaced some of them. Each of those needs a different approach before a drop of paint goes on.
We wash down to remove salt and grime, and treat rust on railings, balustrades and fixings before painting. Timber decks and stairs can be restained or painted as part of the job.
Fibro (fibre cement) sheeting in homes built before 1990 may contain asbestos. It shouldn’t be sanded, scraped hard or water-blasted until it has been assessed. If the sheeting is in good condition it can often be painted with low-disturbance preparation. If it’s damaged, we’ll recommend it’s checked by a licensed assessor before we go further.
For strata buildings, we work with the strata manager on approvals, access and scheduling, for both individual units and common property.
Usually yes, if the sheeting is intact and preparation avoids disturbing it. Damaged or deteriorating fibro should be assessed first. We’ll tell you at the quote which applies.
Good preparation makes a big difference. A common cause of early failure on coastal homes is painting over salt or rust.
Yes. We quote them as separate items so you can choose what to include.
